For your protection, Jack Harrison Estates will check credit history, contact employers, and request references from previous landlords. To provide the most accurate and detailed referencing available, we enlist the services of a company who specialise in this area. For a relatively modest annual fee they also provide insurance in case a tenant who has successfully passed their checks subsequently defaults on rental payments. We recommend this option as it provides complete peace of mind.
Jack Harrison Estates will produce a comprehensive Assured Shorthold Tenancy Agreement for each new tenant (usually lasting an initial period of 6-12 months) . The prospective tenant will be required to pay one month’s rent in addition to a tenancy deposit (equivalent of one month’s rent) in advance of moving into the property. Jack Harrison Estates will register these with the Deposit Protection Service (on Managed properties only) – a legal requirement for all tenancies.
The tenancy agreement is designed to cover both the landlord’s and tenant’s rights and is a fair means to establish a healthy working relationship while allowing the landlord strict protection against late payment of rent or abuse of the property. We can also arrange to conduct an inventory (this is an additional cost depending on property size, please contact us directly for a quote).
To prevent the nuisance of letters demanding Council Tax and payment for unpaid utility bills left by previous tenants, Jack Harrison give the details of any new tenants to the appropriate Council and Northern Water. We also take full meter readings for gas and electricity at the start of their tenancy.
